Senior Project & Site Architect Company: Mister Loo (Philippines) Location: Makati / Metro Manila, Philippines Employment Type: Full-time Salary Range: PHP 60,000 – PHP 85,000 per month About Mister Loo Mister Loo is an international fast-growing company headquartered in Switzerland, building and operating clean public restrooms and state-of-the-art modular refreshing facilities across Southeast Asia. We are looking for a highly motivated and technically strong Senior Project & Site Architect to join our team in Makati. Role Overview You will be responsible for the end-to-end delivery of Mister Loo’s premium restroom facility projects, from planning, budgeting, design coordination, contractor management, site supervision, quality control, technical review, and corrective action through to final handover. This is a senior, hands-on technical role requiring strong project ownership, independent judgment, timely decision-making, disciplined site follow-through, and solid practical competence in construction, fit-out, sanitary systems, plumbing, drainage, waterproofing, electrical works, and MEP coordination. The role is not purely administrative or coordination-focused; strong site execution and engineering judgment are essential. Key Responsibilities Lead end-to-end project delivery from planning and budgeting to site execution and final handover, taking clear ownership of project outcomes. Prepare and manage project schedules, trackers, milestones, work programs, critical activities, action lists, and recovery plans. Review architectural, structural, civil, sanitary, plumbing, electrical, and MEP drawings for accuracy, constructability, coordination, compliance, and potential site conflicts. Review BOQs, shop drawings, technical specifications, contractor proposals, material submissions, method statements, and as-built documents, identifying scope gaps or technical risks before work proceeds. Maintain strong site control by monitoring actual progress, construction sequence, manpower, materials, work fronts, and site constraints against the approved project plan. Identify design gaps, workmanship defects, site conflicts, technical issues, risks, and delays early; assess the root cause and propose practical corrective actions or recovery plans. Make timely and practical site decisions within the assigned authority, escalate critical issues promptly, and avoid unnecessary delays in resolving construction problems. Coordinate with architects, engineers, consultants, contractors, suppliers, landlords, mall representatives, and internal stakeholders to resolve technical and project issues. Lead site meetings, issue clear technical instructions, assign action owners and deadlines, document decisions, and follow up until actions are fully closed. Conduct systematic site inspections and quality checks covering civil, architectural, sanitary, plumbing, drainage, waterproofing, electrical, MEP, and finishing works. Challenge and correct unacceptable workmanship; verify completed corrective works personally rather than relying solely on contractor confirmation. Monitor contractor and supplier performance against scope, quality, safety, budget, schedule, and contractual obligations, and hold them accountable for agreed deliverables. Maintain proper project documentation, including site reports, progress updates, risk logs, punch lists, approvals, technical instructions, variation records, and handover documents. Oversee repair and maintenance works to maintain Mister Loo’s premium facility standards and ensure recurring defects are properly investigated and resolved. Provide concise technical advice, project status, key risks, required decisions, and recommended actions to senior management. Requirements Bachelor’s degree in Architecture or Civil Engineering; must be a Licensed Architect or Licensed Civil Engineer in the Philippines. Minimum 8–10 years of relevant construction, project, engineering, architecture, or site supervision experience, with significant hands-on site execution experience; 10+ years is preferred. Strong practical technical knowledge of construction, fit-out, sanitary/plumbing, drainage, waterproofing, electrical, and MEP works, with the ability to assess workmanship independently. Proven experience reviewing drawings, BOQs, specifications, contractor proposals, method statements, material submissions, and technical submissions. Proven ability to independently manage projects from planning to handover, including schedules, contractors, quality, cost, risks, documentation, and corrective actions. Strong site problem-solving, decision-making, contractor management, and follow-through skills, including the ability to identify issues quickly, determine practical corrective actions, challenge unacceptable work, and drive issues to closure. Proficient in AutoCAD, SketchUp, and relevant project/design software; able to work confidently with technical drawings and project documentation. Willing to travel within Metro Manila and across the Philippines; must have vehicle access and a valid driving license. Experience in commercial fit-out, hospitality, retail, sanitary/restroom, modular, plumbing, drainage, or water-related facilities is an advantage. Ideal Candidate We are looking for a hands-on senior project owner who can independently plan, manage, coordinate, and drive site projects to completion with minimal supervision. The ideal candidate is technically strong, decisive, organized, proactive, accountable, and able to identify construction and quality issues early, instruct contractors clearly, and verify that corrective actions are properly completed. The candidate must be comfortable taking ownership of site problems rather than simply reporting them to management.
